Foundation & First Deliveries
Off-plan sales launched October 2021. First residential villas handed over to homeowners November 2022 — ahead of schedule. ROSHN Front retail hub opened, anchoring Sedra's lifestyle experience with dining, shopping, and leisure.
Community Scale-Up
Expanded villa typologies with 2,100+ homes. Schools, mosques, and neighbourhood parks integrated. Central green spine infrastructure completed, connecting residential clusters with pedestrian corridors and cycle paths.
Mixed-Use Expansion
The first phase to introduce apartments and penthouses alongside villas, diversifying the housing mix. The Sports Dome — set to be the largest in the Kingdom — breaks ground. $100M Retal contract and $2.06B China Harbor infrastructure deal awarded.
Southern Quarter
Spanning 1.9 million sqm, Phase 4 introduces premium villa plots, healthcare facilities, and an expanded education campus. $400M in new contracts awarded February 2025 for 1,900 additional units and community sports facilities.
Full Build-out & Vision 2030
Remaining phases complete the 30,000+ unit master plan across the full 20M sqm site. Metro station integration, hospitality zones, and advanced smart-city infrastructure will position Sedra as one of the Kingdom's most connected communities.
